    Do you update tax rates annually?

    Yes, we monitor all UK Budget announcements and update our calculator immediately when new stamp duty rates or thresholds are announced. Our rates are current as of the 2024/25 tax year. Major updates typically occur during the Chancellor's Budget speeches in March and October.

    Can I use this calculator for business property purchases?

    Our calculator is designed primarily for residential property purchases. For commercial property transactions, non-residential rates apply which can be significantly different. We recommend consulting with a commercial property solicitor or tax advisor for business purchases.

    What's the difference between SDLT, LBTT, and LTT?

    SDLT (Stamp Duty Land Tax) applies in England and Northern Ireland. LBTT (Land and Buildings Transaction Tax) applies in Scotland. LTT (Land Transaction Tax) applies in Wales. Each has different rates and thresholds, which our calculator automatically applies based on your selected region.

    Does the calculator include first-time buyer relief?

    Yes! The calculator automatically applies first-time buyer relief where applicable. In England and Northern Ireland, this means no stamp duty on properties up to £425,000 (and reduced rates up to £625,000). Scotland and Wales have their own first-time buyer schemes with different thresholds.

    What is the additional property surcharge?

    If you're buying an additional property (like a second home or buy-to-let), you typically pay an extra 3% stamp duty on top of standard rates in England and Northern Ireland. Scotland charges 6% LBTT surcharge, while Wales applies 4% LTT surcharge. Our calculator includes these automatically when you select 'Additional Property'.
